Rentals and Unaccompanied Guests

Decatur Northwest is a unique community where homeowners enjoy a special quality of life during their time at Decatur that is based on respect for the environment, consideration of the needs of others and care / respect for mutually owned assets (boats and vehicles) and shared community resources (community gardens, hot tub, tennis court, beaches, moorage buoys, etc.).  Sustaining this unique experience requires that homeowners collectively agree to certain guidelines and expectations which also include:  loading / unloading Sylvan Spirit, off property vehicle use, catch-n-release lake fishing, vehicle speed, dock and moorage guidelines, dog control, use of personal property belonging to others, etc.

Rental Policy:

Public advertising for rental of Decatur Northwest properties is not allowed.  Rentals that are publically advertised have become a business which is prohibited by San Juan County code:  section 18.30.040, table 3.2.

 

Unaccompanied Guest Policy:

Homeowners have responsibility for their unaccompanied guests and their impact on the community.

1.       Homeowners are required to brief guests on rules and expectations surrounding their visit prior to their arrival.

2.       All unaccompanied guests are required to read the guest policy posted on the web site prior to their arrival at Decatur N.W. 

3.       Caretakers will provide an orientation for unaccompanied guests (a small homeowner fee is charged).  It is suggested that all unaccompanied guests should obtain an orientation if it is their first visit.

4.       Time associated with guest requests of caretakers that are “outside” of the normal and expected will be charged to the homeowner at a rate of $150 per hour.  Caretaker communication to unaccompanied guests that is the result of complaints from other homeowners may also result in a charge to the responsible homeowner.
